What I do

Paperwork and follow-up, off your plate

I offer two main services — one for your pending transactions and one for your listings — and you can also hire me for a single task if that’s all you need. You’ll find the full details on the Services & Pricing page.

Transaction Coordination

From contract to closing

Once your contract is signed, I manage the file through to funding. I track every deadline and contingency, keep the paperwork compliant, coordinate HOA and condo documents, and keep your clients, the title company, the lender, and the other agent up to date — so nothing falls on you to chase.

Listing Coordination

From paperwork to a live listing

I prepare your listing paperwork, write the MLS description, and enter the listing with its photos and attachments. Once it’s live, I stay on top of price changes, open houses, and status updates so the listing always reflects what’s current.

After you send a file

What happens after you send a file

Handing off a deal shouldn’t feel like sending it into the dark. Here’s exactly what happens once your file reaches me — and what you can expect at every step.

  1. 1 Step one

You send the file — that’s the whole handoff

Fill out the intake form or email the executed contract. Once it’s in hand, your file is opened — you don’t need to brief me, chase me, or check that it arrived.

  2. 2 File setup

The contract is reviewed, and every date is calendared

Your contract is read carefully and reviewed for brokerage compliance. Inspection periods, contingencies, loan milestones, and closing day all go on the calendar, so every deadline is tracked from the start — not discovered at the last minute.

  3. 3 Introductions

Everyone hears from me, so they don’t have to hear from you

Introduction emails go out to your clients, the title company, the lender, and the other agent. Every party knows who is coordinating the file and where to send questions, documents, and updates.

  4. 4 While the file is active

Deadlines are watched, documents are chased, you stay posted

HOA and condo documents are requested and followed up on, paperwork is kept moving, and contingencies are watched as their dates approach. You get regular status updates, so you always know exactly where your file stands without having to ask.

  5. 5 Closing day

Closing is coordinated — through funding

The final stretch is managed end to end: the closing is coordinated with every party, and the file isn’t finished when the papers are signed — it’s finished when the transaction funds.

About

The Address Author

A transaction coordination practice for Florida real estate agents who would rather spend their day with clients than in a compliance portal. Every file is treated like a manuscript in progress — read carefully, tracked chapter by chapter, and finished clean.

The Address Author was founded by Sara Cross, a U.S. Navy veteran who has been coordinating real estate transactions across Florida since 2016. Before real estate, she spent years as an executive assistant — a background that shaped how she works: every file organized, every deadline tracked, every party kept in the loop, so agents can focus on selling while their deals move smoothly to closing.

From the first contract review to the final funding confirmation, the details are handled in writing, on the record, and on time — so the only thing you have to author is the next deal.

Good questions

Before you send your first file

All of Florida. Coordination is handled remotely, so it doesn’t matter where in the state the property — or you — are located.

Single-sided means I coordinate your side of the transaction only. Dual-sided means I coordinate both sides — the buyer’s and the seller’s — when you’re representing both. Both options are explained on the Services & Pricing page.

Fill out the intake form, email the executed contract to theaddressauthor@gmail.com, or call 720-839-6086.

Yes — see the à la carte menu on the Services & Pricing page.

For Listing Coordination, payment is due once the listing is completed — after the listing paperwork is finished, or after the full MLS input is completed, depending on the option you choose — and is due within 24 hours. For Transaction Coordination, payment is due at closing. I can be paid on the DA if your brokerage allows it, or you can be invoiced at closing.

If a file cancels during the inspection period, there is no cancellation fee. If it cancels after the inspection period ends, a $150 cancellation fee applies.

File intake

The more you share up front, the faster your file opens.

1. About you, the agent

Who’s handing off this file, and how should you be reached?

Please add your name.
Please add a valid email address.

2. The service you need

If you already have pricing in mind, pick it here — if not, choose “Not sure yet” and we’ll sort it out together.

Please choose a service.

3. The property

Address and listing details, if the property is already identified.

4. The deal

Contract terms as they stand today — leave anything blank that isn’t set yet.

5. The parties

Everyone involved in the file, so introductions and updates can go out right away.

6. HOA / condo & notes

Association details and anything else the file needs.

7. Documents

Attach the executed contract, addenda, or any other documents for this file — you can select multiple files at once.

PDFs, Word documents, and photos work best. Selected files are listed in your submission; when the email draft opens, attach these same files to it before sending.

Submitting opens a pre-addressed email to theaddressauthor@gmail.com with everything filled in — nothing is sent until you press send there.
